Campus Residence Policy
The Ganpat University aims to provide comfortable as well as safe accommodation facility and promote a spirit of community, in which its people can learn, work and interact freely without fear of discrimination, and prejudice. University encourages all its employees irrespective of cadre to live within the campus and contribute towards the development of campus while they stay on the campus. Campus houses all cadres’ residence facility and offers them comfortable living environment alongside
nature. Campus houses English medium school, Sainik School for girls and Gujarati Medium School, Shopping Centre, Health Care Centre facility at subsidized rates, Sports Facility, scholarship for kids, cultural programs & festival celebrations etc. which fulfils requirement for the comfortable living on campus and managing work-life balance.
Objective:
To encourage employees of all cadres to stay on campus and contribute towards the strengthening of ecosystem of the campus.
Who is Eligible:
This policy is applicable to all the employees (all cadres) of the Ganpat University as well as to the individuals whom Ganpat University may from time to time make eligible for availing.
Applicability
This policy shall come in force from April 01, 2023

Procedure to Avail the Facility:
1. Normally all beneficiaries, by their employment contract have to stay on campus.
2. Eligible employees shall have to apply to office of Registrar for availing the benefits in a prescribed form for the approval of the Director General.
3. University Estate Department on approval of Director General-GUNI will allocate accommodation.
4. On availability of residence and approval of Director General-GUNI, after signing the agreement on availing benefits of accommodation facility; the Estate Department shall handover the possession to tenant.
5. Tenancy agreement shall be executed for either one year or less duration and shall get renewed every year on April 01.
6. Expenditure of executing tenancy agreement shall be borne by the University.
Terms & Conditions for employees of all type of cadres:
1. Repair & Maintenance to be carried out by the University however University may recover the cost of repair and maintenance for substantial maintenance or damage to the property by the tenant.
2. The House keeping services shall be provided for cleaning of the peripheral area.
3. Property Tax, water tax / bill or any other tax will not be charged on tenant.
4. Electricity expenses shall be incurred by the tenant.
5. Tenant cannot do any renovation/Modification in/out of the residence. If in case of need of such things, tenant shall consult University office. University Estate Department on inspection and upon finding serious need of such renovation/modification, will carry out the work after approval from competent authority.
6. Employee/Tenant cannot initiate any legal and judicial proceeding against the University under this policy.
7. Campus residential facility will be provided based on availability of the facility. A rent shall be charged as per prevailing charges decided by Ganpat University (Annex. 1).
8. Ganpat University shall have the right to revise the rate of rent of the available accommodation and that will be notified from time to time.
9. Under certain negotiated terms of appointment and considering the designation, the university may provide rent free accommodation.
Handing over the Possession:
Estate Department - GUNI will take care of all residents and keep all the keys including duplicate as well as master keys and maintain the record of the same.
Estate Manager (Senior Most official of Estate Department) shall handover all keys of the resident to the assignee, do a pre-possession inspection along with assignee and ensure everything maintained as per the standard. If anything requires immediate attention or corrective measure, he/she shall take a note of the same and submit to concerned authority for approval to carry out the work and handover the possession with contract to be signed by the assignee.
Similarly, at the time of vacating the residence, Estate Manager shall inspect the property, prepare a report and submit it to concerned authority with his/her remarks on recovery, if any; to be initiated against the damage to the property. Tenant has to handover all keys of the resident.
Availing Guest House Facility:
Guest house facility shall be provided to the VVIP, VIP, higher cadre guest of the University / Institutes invited for functions or on visit on free basis on request from the head of the institute to the office of Executive Registrar in prescribed form for the approval of Director General. For other guest or for request to avail guest house facility, certain amount per day shall be charged as per the prevailing rate including lodging and laundry expenses.
